Building in Alkimos

Building in Alkimos: an independent guide

Alkimos is one of the busiest building corridors on Perth’s northern coast. It turned over more house sales in the past year than any suburb on this list except Baldivis, from a population a third the size, which tells you most of what you need to know: this is a suburb being built and resold at pace.

Why this guide exists

Almost everything written about building in a Perth growth suburb is written by somebody selling you a block or a build. These guides are not that. We do not own land, we do not build homes, and you do not pay us, so what follows is what we would tell a client sitting across the table.

Perth’s North

What to know about building in Alkimos

It is moving quickly, and that cuts both ways

High turnover means real choice, active competition between builders, and a deep rental market if you are investing. It also means blocks in the better stages go before they are widely advertised, and that decisions get asked of you faster than you might like.

You are buying the suburb it will be

Amenity in a corridor this young is part built and part scheduled. Ask which is which, ask for funded dates rather than a masterplan, and treat anything without a date as a maybe.

Coastal has its own costs

Closeness to the coast can affect materials, fixings and long-run maintenance. It is not a reason to avoid the corridor. It is a reason to ask what the specification actually allows for rather than assuming the base package covers it.

The market

Who lives here

Alkimos is home to around 10,203 people, at an average of 2.8 people per household, with an average age of 31. 80% of households are families, and household income runs +9.1% against the Greater Perth average. That shapes what the suburb actually wants built in it, which matters whether you are living in the home or renting it out.

Where these came from

House figures for Alkimos over the preceding 12 months, as at 24 August 2026, from that suburb’s profile on property.com.au. That data is supplied by realestate.com.au on behalf of PropTrack. Gross yield is not published there and is calculated from the two medians above. Population, household size and income are Australian Bureau of Statistics figures.

Medians move, and past growth is not a forecast. Check current figures before you rely on them, and ask us for the number on the block you are actually looking at. a suburb median will not tell you what one particular block costs to build on.

Questions

Common questions about building in Alkimos

It suits buyers who want a new home near the coast at a corridor price, and who are comfortable with a suburb still filling in around them. It suits less well if you need established schools and shops from the day you move in.

Land and build are priced separately, and the block does much of the work in the total. Ask for the total contract price on the specific block, with exclusions listed, from more than one builder on the same scope. We will get those numbers for you.

Sometimes, and not always at any given moment. What is currently on the board is above. A good deal of what we place in this corridor never gets advertised, so it is worth telling us what you are after rather than waiting for a listing to appear.

That is the conversation worth having, and it is the one nobody selling a block can have with you honestly. It costs nothing and there is nothing to sign.
