Choosing a design

The block decides the design, not the other way round

The most common way a build goes wrong is choosing a home first and then trying to make it fit the land. Frontage, orientation, slope, easements and the estate’s own design guidelines all rule things in or out before anyone picks a facade.

Because we work across a panel of builders rather than one catalogue, we can start from your block and work back to the designs that genuinely suit it.

Lot width

The single biggest constraint. A 10m frontage and a 17m frontage are different products, not the same home drawn narrower.

Orientation

Which way the living areas face decides how the home performs in a Perth summer, and what it costs to run.

Site costs

Slope, fill, sand pad and service connections vary block to block. This is the most common reason a price moves after signing.

Usually, yes. Our builder panel offers customisation to suit the site and the budget. Tell us what you want changed and we will tell you which builder does that best, and what it costs.

Design pricing is a guide based on standard site conditions. Site costs vary block to block and are the most common reason a quoted price moves after signing. We check them on your actual block before you commit.

No. We are an independent building advisory, not a builder. The construction is done by a builder from our panel, under a contract between you and them. How we get paid.
