Does House & Land Co charge fees?

No.

Our service is free to the person building the home. You pay us nothing, at any stage.

That answer usually prompts a second, better question: then how do you make money, and does that change whose side you are on? It is a fair thing to ask, and this page answers it properly rather than glossing over it.

We work with a panel of trusted builder partners across WA. When a client we have guided goes ahead and builds with one of those builders, that builder pays us a commission.

That is the whole model. It is the same arrangement a mortgage broker has with a lender: you do not pay the broker, the lender does, and the broker’s job is still to find you the right loan.

If builders pay you, are you genuinely independent?

This is the real question, and it deserves a straight answer rather than a slogan.

We are not owned by a builder and we are not tied to one. We work across a panel, which means we have somewhere else to send you if a particular builder is not the right fit for your block, your budget or your timeline. A builder’s own sales consultant does not have that option. Their job is to sell you their homes, because that is the only product they have.

Our incentive is that you build something you are happy with, with a builder who performs. A client who stalls mid-process, or who ends up in a build that goes badly, is not a good outcome for us either.

What we would say to anyone weighing this up: ask us directly why we are recommending a particular builder for your situation. If the answer is not specific to your block, your budget and your brief, push back. That applies to us and to anyone else advising you.

The short version

You do not pay House & Land Co anything. Builders on our panel pay us a commission when a client builds with them, and that commission is not added to your contract. We are not owned by, or tied to, any single builder, which is the point of using an independent adviser rather than walking into one display village and hoping.

Common questions

No. We do not construct homes. We are an independent building advisory that represents the person building, not the builder. The construction is done by a builder from our panel, under a contract between you and them.

No. We do not list or sell established homes. We work on new builds only. If you need to sell an existing home first, we will refer you to an external partner agent. That is not something we do ourselves.

Our service is built around the panel, because that is how we can vouch for build quality and how the model is funded. If none of our panel builders suits your block or brief, we will tell you that rather than push you into one.

You are not locked in by us. We are only paid if you go ahead and build with a panel builder, so stepping away costs you nothing on our side. Any commitment you have already signed with a builder or land seller is governed by that contract, not by us.

No. There is no additional fee or markup added to your build for using our service. The commission is paid by the builder from their side. What we would not claim is that every builder quotes every buyer identically in every circumstance: build pricing moves with specification, site conditions and timing. What we can tell you is that our involvement does not add a line to your contract, and we will walk you through the quote so you can see what is in it and what is not.
