Building in Baldivis: An Independent Guide

We do not own land in Baldivis and we do not build homes. An independent read on the corridor, the market and what to check before you commit.

Aerial view of a newly developed housing estate

Baldivis has become one of the busiest building corridors in Perth’s south, and that brings a particular problem: almost everything written about it is written by someone selling you a block or a build.

This guide is not that. We do not own land in Baldivis and we do not build homes. Our income comes from builders on our panel, not from you, so what follows is what we would tell a client sitting across the table.

What Baldivis is actually like

Baldivis sits roughly 45 minutes south of the Perth CBD, in the City of Rockingham. It is a genuinely family-heavy suburb: around 37,700 residents, 81% family households, and an average of 2.9 people per home.

That shapes everything about building there. The demand is for four-bedroom, two-bathroom homes on manageable blocks, close to schools and shops. If you are building a two-bedroom home as an investment, you are building against the grain of what the suburb wants.

Household income sits about 12% above the Greater Perth average, which tells you something useful: this is not a cheap outer suburb. It is a working-family suburb where people have chosen to trade commute time for house size.

The market, as at August 2026

What that 17.4% means in practice. Strong growth is good news if you already own there. If you are buying now, it means you are buying after a run, not before one. That is not a reason to avoid Baldivis, but it is a reason to be careful about what you pay for land and to be realistic about short-term capital gain.

For investors, a 4.2% yield in a suburb with that much family demand is respectable rather than spectacular. The rental market is deep. There is consistent tenant demand, but you are not going to find a bargain entry point in 2026.

Land in Baldivis: what it costs

Land is the number most people underestimate. Current estate pricing:

  • Millars Landing (Cedarwoods), lots from around $475,000–$477,000, block sizes ranging 296m² to 586m². Recent listings include a 375m² block at $486,000 and 405m² at $487,000.
  • Spires and other Baldivis estates are also actively releasing stages.

Prices as advertised August 2026 and subject to change.

Read those numbers carefully. A 375m² block at $486,000 is not a small number, and it is only the land. The build sits on top.

Watch the advertised package prices. You will see “house and land from $376,200*” style advertising around Baldivis. That asterisk is doing a lot of work, those figures typically apply to a specific block, a specific base design, and a specific finish level. The block itself may cost more than the advertised package. Always ask for the total contract price on the actual block you are considering.

What to check before you commit to a block

This is where most of the money is won or lost, and it is rarely in the brochure.

Site costs. Baldivis has variable soil and some sites need significant fill or retaining. Site costs of $15,000–$40,000 are not unusual and are frequently excluded from headline prices. Ask for a site-specific quote, not an allowance.

Block orientation. In Perth’s climate, a north-facing living area is worth real money in comfort and running costs. A cheaper south-facing block can cost more to live in.

Titles and timing. Land in a new estate is often sold before it is titled. If your finance approval expires before titles come through, you can be forced to reapply at whatever rates apply then. Ask for the estimated titling date in writing.

What is genuinely included. Fencing, landscaping, driveways, floor coverings, window treatments and air conditioning are commonly excluded. A “turnkey” package from one builder and a “turnkey” package from another can mean quite different things.

Estate design guidelines. Most Baldivis estates have covenants controlling facade materials, roof pitch, fencing and sometimes the minimum build value. These are enforceable and they can rule out a design you have already fallen for.

Is Baldivis right for you?

First home buyers. The maths can work well here, particularly with WA’s first-home concessions on transfer duty. But at a $845,000 median with land around $480,000, Baldivis is no longer an entry-level suburb. Get your borrowing capacity confirmed before you fall in love with a block, not after.

Investors. Deep tenant demand and a 4.2% yield, in a suburb where families stay put. Build to the market: four bedrooms, two bathrooms, double garage. Resist the temptation to over-specify a rental.

Growing families. This is who Baldivis is built for. Schools, shopping and sporting facilities are established rather than promised, which is a meaningful difference from newer corridors where amenity is still on a masterplan.

How we help

We are independent. We do not own land in Baldivis, we do not build the homes, and you do not pay us. Our builder partners do, and no fee is added to your contract.

What that means practically: we can tell you which builder suits your block and budget, review a contract before you sign it, and say plainly when a deal is not a good one. A display-home consultant cannot do that, because they only have one product to sell.

If you are weighing up Baldivis against another corridor, or comparing two builders’ quotes on the same block, that is exactly the conversation to have with us. It costs nothing.

Common questions

How much does it cost to build a house in Baldivis?

Land is currently around $475,000–$490,000 for a typical block, with the build on top. Total cost depends heavily on the design, the finish level and site-specific costs. The only meaningful number is a quote on the actual block you are considering.

Are house and land packages in Baldivis good value?

They can be, but the advertised figure is rarely the figure you pay. Compare the total contract price on a specific block, including site costs, and including what is excluded, rather than comparing headline prices.

How long does it take to build in Baldivis?

Once titles are through and finance is approved, most builders in the current WA market are quoting somewhere between 12 and 18 months to handover. Titling delays on new stages can add months before that clock even starts.

Is Baldivis a good investment?

The 12-month growth has been strong at 17.4%, and rental demand is consistent with a 4.2% yield. Whether it suits your position depends on your timeframe and what else you are comparing it against, and past growth is not a forecast.
